AFFIDAVIT I, Mohini Chawla, W/o Abhishek Gupta, Age: 38 years, Occ.: Business, R/o. Flat No.104, 1st Floor, B-Block, My Home Bhooja, Bio-Diversity Circle, Raidurgam Panmakta, Serilingampally Mandal, Ranga Reddy District - 500081 being the 2nd Petitioner herein and acquainted with the facts of the case do hereby solemnly affirm and sincerely state on oath as follows: 1. I am the 2nd Petitioner in the above COP and I am well acquainted with the facts of the case and I am authorized to depose to this affidavit on behalf of Petitioner No.1 and I submit that the Petitioners were the sole and absolute owners of land admeasuring Acres 10-32 Guntas in Sy No. 19 of Khajaguda Village, Serilingampally Mandal, Ranga Reddy District (hereinafter referred to as “Total Subject Land”). The details of the documents by which the Petitioners have acquired title are set out below. a. Smt. Gomibai executed a Sale Deed dated 08.11.1982 registered as Document No. 8069 of 1982 in the office of District Registrar, Ranga Reddy with respect to the extent of land admeasuring Acres 03-24 Guntas in Survey No. 19 of Khajaguda Village, Serilingampally Mandal, (erstwhile Rajendranagar Mandal) Ranga Reddy District in favour of the Petitioner No. 1. Similarly, Thanwardas Hotchand S/o. Hotchand executed a Sale Deed dated 08.11.1982 registered as Document No. 8070 of 1982 in the office of District Registrar, Ranga Reddy with respect to his extent of land admeasuring Acres 03-24 Guntas in Survey No. 19 of Khajaguda Village, Serilingampally Mandal, (erstwhile Rajendranagar Mandal) Ranga Reddy District in favour of Petitioner 1. Similarly, Sri. Hukumal

admeasuring Acres 03-24 Guntas in Survey No. 19 of Khajaguda Village, Serilingampally Mandal, (erstwhile Rajendranagar Mandal) Ranga Reddy District in respect of the Gift Deed dated 15.10.2001 (bearing No. 807 of 2002) executed in favour of Smt. Chetna Kaur. d. As a result of the above transactions, the Petitioner 1 remained the sole and absolute owner of an extent of Ac. 7-08 Guntas and Petitioner 2 remained the sole and absolute owner of an extent of Ac. 3-24 Guntas, in Sy No. 19 of Khajaguda Village, Serilingampally Mandal, Ranga Reddy District. Copies of the aforesaid title deeds evidencing the title of the Petitioners are filed as Annexure – 1 (Colly.). 2. I submit that the Petitioners entered into an MOU with M/s. SAS Infra (represented by Sh GV Rao, the Managing Partner) on 01-11-2017. The said M/s. SAS Infra has been converted into a private limited company which is the Respondent herein. As per this MOU, the Respondent was supposed to buy 50% of the Total Subject Land at the rate of Rs.40 Crore per acre and the remaining 50% was to be retained by the Petitioners. Thereafter, the Total Subject Land was to be developed into a state of art IT Park. Out of the total built up area Petitioners would be entitled to 25% and the Respondent would be entitled to 75%. This MOU was to become effective if and only if the Respondent paid an amount of Rs. 50 Cr. by end of Dec. 2017 and an additional amount of Rs. 125 Cr. by 31 March 2018 towards part sale consideration of the 50% of the Total Subject Land to be
