Working County Website Tips When working leads it’s important to work smarter rather than harder! It only takes 2 minutes to verify surplus funds, -once you get good at it! Think about it, why would you want to pay money to skip trace a homeowner if they have already claimed their money? Why would you want to call someone not knowing if the surplus is available, only to have them tell you they’ve already gotten their funds? Why would you want to send them an email, text, or postcard if it’s a dead lead? Why waste your time? Verify funds first! Here are a few tips when verifying funds through a County’s website: ● Use our “Scribes” that we’ve created for you. Many of the Counties vary in their procedures for you to work their website. For instance, in most instances, you can simply copy and paste the case number from our CRM into a County’s website. However, for Miami-Dade that won’t work. They require you to put the year first, then the sequential number, type of case, etc. If you didn’t have our scribe to show you how it’s done, it would take you a lot of time to figure this out for yourself! ● If the lead is less than 2 weeks old from the date of the auction—>>> THERE IS NO NEED TO VERIFY SURPLUS FUNDS! Go ahead and skip trace the lead and sign them up! You actually have a head start over everyone who has to wait until the County obtains the auction information and posts it onto their website, (which usually take 7-10 days). Therefore it’s extremely unlikely that anyone has made a claim for these funds at this point. That’s when everyone else starts calling these people. -Get in there as early as you can! Any lead that is older than 2 weeks you must verify that the funds are still there. ● When looking on the County website for Surplus funds, you’ll need to go to the dockets in the case. The docket system is merely a transactional history of case events. We are looking to verify the surplus funds for our leads. Because the surplus funds are only available at the conclusion of a case; you’ll want to skip to the end of that case.
